Why This Initiative Matters

Low- and moderate-income diaspora families in central Maryland face rising housing costs, limited supply of quality homes, and barriers to sustainable homeownership. Without intentional intervention, families are locked out of stable housing and long-term wealth-building opportunities.

Diaspora Impact, Inc. launched this Affordable Housing Initiative to help close that gap by developing and preserving affordable homes in communities where diaspora families live, work, and raise their families.

About the Affordable Housing Initiative

The Diaspora Impact, Inc. Affordable Housing Initiative is a nonprofit, community-based effort focused on expanding access to affordable homeownership and small-scale rental housing in central Maryland, including Laurel and surrounding communities.

The initiative combines diaspora capital, public financing tools, and partnerships with experienced developers and local governments to create housing that is both affordable and sustainable.

Our Approach

Partnership-First Development

Begin as a joint-venture partner and nonprofit broker, collaborating with experienced affordable housing developers and local governments

Community-Centered Focus

Focus on central Maryland communities with significant African and diaspora populations, including Prince George’s, Howard, and Montgomery Counties

Capacity Building & Growth

We steadily build internal development expertise to expand our ability to deliver affordable housing solutions directly and sustainably.

Turnkey Affordable Homeownership

Over time, we evolve into a turnkey single-family developer, rehabilitating or building modest homes for qualified low- and moderate-income diaspora households.

How Housing Projects Are Financed

Diaspora Impact will use a layered capital structure designed to maintain affordability while responsibly managing risk. Financing sources may include:

  • Grants

  • Subordinated public loans

  • Bank financing

  • Equity (including potential tax credit equity for multifamily projects)

  • Quasi-equity such as donated services or land

This blended approach allows the initiative to develop or preserve housing while keeping costs accessible for diaspora families.

Community Investment Tax Credit Opportunity

As an IRS-designated 501(c)(3), Diaspora Impact, Inc. is eligible to participate in Maryland’s Community Investment Tax Credit (CITC) program.

Eligible donors who contribute $500 or more may qualify for Maryland State tax credits by completing the required Donor Acknowledgement Form and submitting it to Diaspora Impact.

Eligible donors include:

Maryland-taxable businesses

Individuals or fiduciaries with Maryland tax liability

Benefits to donors:

Reduce Maryland tax liability

Advance an essential community goal

Make targeted neighborhood-level impact

Strengthen community visibility and relationships

Long-Term Stewardship

As an IRS-designated 501(c)(3), Diaspora Impact, Inc. is eligible to participate in Maryland’s Community Investment Tax Credit (CITC) program.

Eligible donors who contribute $500 or more may qualify for Maryland State tax credits by completing the required Donor Acknowledgement Form and submitting it to Diaspora Impact.
